Our Services

Graaph Design’s scope of services are tailored to meet the individual needs of our clients.

We provide a full range of design and documentation services that includes; preliminary concept design, building and interior design, detailed working drawings, specifications and materials and finishes schedules, and a contract administration service that includes tendering the works and acting as your agent during the construction of the works.

Our services include all or part of the services listed below.

Preliminary Design

Schematics:

  • receive the client’s design brief and identify other requirements
  • detail recommended fees and appointments of consultants
  • inspect and assess the site for design considerations
  • analyse relevant authorities’ regulations and requirements

Design Stage:

  • arrange and attend meetings with the client, authorities and others as required
  • prepare preliminary documentation such as sketches, diagrams and other information to communicate the design
  • provide design briefs for consultants
  • provide preliminary opinions of probable cost
  • make preliminary selections of materials and finishes

Design Development

  • develop the approved sketch design into a final design solution with drawings and other details or documents to adequately communicate the design
  • coordinate the design work undertaken by consultants with the design documentation
  • prepare schedule of materials and finishes
  • review the final design against the budget and prepare updated opinions of cost
  • where required prepare planning applications and assist the client with lodging the application
  • assist in obtaining planning approval by negotiating and attending meetings

Documentation

  • recommend preferred method of tendering to the client
  • prepare necessary drawings and other details and schedules for tender
  • arrange integration of consultants’ designs with the architectural documentation
  • provide specification documents describing the quality of materials, finishes and workmanship
  • seek building approval

Contract Administration

Tenders:

  • call tenders
  • assist with enquiries from tenderers
  • close and assess tenders
  • negotiate with the preferred tenderer

Administration:

  • organise the contract documents and signing by both parties
  • make site inspections, ensure materials selection and performance is as described in the contract documents
  • review shop drawings and other builders’ submissions
  • provide supplementary details and information as required
  • provide instructions to clarify the contract documents where required
  • administer variations and obtain client approval
  • arrange and attend site meetings and other meetings as required
  • keep client informed on issues of time cost and progress
  • assess progress claims and issue progress certificates
  • assess and approve claims for time extensions
  • adjust cost and provisional sums and other monetary sums included in the contract documents
  • coordinate consultants
  • inspect works and arrange defects lists prior to practical completion
  • inspect amended defects and issue notice of practical completion.

Post Construction:

  • assess the final contract account
  • inspect works and provide final defects listing
  • issue the final certificate on completion of all defects and outstanding works.
